A six-month campaign to promote and launch a luxury residential development in Orillia

Mariner’s Pier, a luxury waterfront development in Orillia, sought a comprehensive ad campaign to generate interest and attract potential buyers ahead of their grand launch. . With the onset of COVID-19, there was significant uncertainty about the real estate market, so the ad campaign needed to generate a deep pool of leads, far exceeding normal expectations, to mitigate the risk of unsold units.

Opportunity

At the start of the campaign, our team proposed reframing the development as a luxury cottage replacement, capitalizing on the premium value of cottage properties during the pandemic. The campaign messaging was crafted around the themes of escaping the city and embracing a work-from-home lifestyle, all while enjoying the luxury of waterfront living.

Solution

A fully integrated 3-month digital advertising campaign

The ad campaign delivered over a million impressions within three months across various video and text ads, resulting in more than 1,500 registrations from interested buyers. The campaign’s success was evident as the entire townhome development sold out within two weeks of launch.
